
The Home Information Pack (HIP) was introduced in 2007 and contains a set of documents that provide the buyer with key information on the property.
The following compulsory documents must be included in a HIP:
• Home Information Pack Index
• Property Information Questionnaire (PIQ)
• Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
• Sustainability Certificate (New Homes Only)
• Sale statement
• Evidence of title
• Additional information for leasehold and commonhold properties
• (where appropriate)
• Standard searches (local authority and drainage and water)
Other documents can be included within a HIP, for example the seller may choose to include a mining search in a mining area, or provide information on the condition of the property with a Home Condition Report.
The content for HIPs for new properties is similar to that for second hand homes. However, as many new homes are sold off-plan a full
Energy Performance Certificate (EPC) cannot be issued. In these cases, the HIP will contain a Predicted Energy Assessment (PEA). An On Construction EPC (OCEPC) will replace the PEA once the property is completed.
